    NJ among states with highest property taxes. Here’s where it ranks

    Wildwood businesses hasn’t seen as many Canadian tourists from Quebec and Montreal as usual, amid tensions between the U.S. and Canadian governments.

    Homeowners across the country are seeing their property taxes increase yearly.

    Location, property value and community are reasons behind the increase, that can be mild or extremely high.

    In fact, nationwide property taxes increased 27%, on average, between 2019 and 2024, according to a report by Cotality.

    Home buyers should pay close attention to property taxes before making a home purchase, Bankrate.com warns.

    The consumer financial services company’s report The 10 states with the highest property taxes, and the 10 states with the lowest identifies the states with the highest effective property tax rates, according to a 2025 Tax Foundation report based on 2023 data.

    “Fire departments, police departments, ongoing maintenance and schools — and the cost of running them — vary pretty dramatically,” said Rick Sharga, president and CEO of CJ Patrick Company, a market intelligence firm. 

    The effective tax rate is the average amount of residential property taxes paid, expressed as a percentage of home value, according to the Tax Foundation.

    Here are the findings for New Jersey:

    • Out of 50 the states, New Jersey has the second highest property taxes across the country.
    • Homeowners in New Jersey pay 1.77% of residential property taxes.
    • Three counties in New Jersey have the highest effective property tax rates:
      • Camden County: 3.08%
      • Salem County: 3.03%
      • Gloucester County: 2.81%

    These states have the highest effective property tax rates arcoss the country, according to Bankrate.com.

    2. New Jersey
    3. Connecticut
    4. Nebraska
    5. Vermont
    6. New Hampshire
    7. Texas
    8. Ohio
    9. New York
    10. Wisconsin

    States with lowest property taxes

    1. Hawaii
    2. Alabama
    3. Arizona
    4. South Carolina and Utah
    5. Idaho and West Virginia
    6. Nevada and Tennessee
    7. Colorado and Delaware
    8. Arkansas
    9. Louisiana and Wyoming
    10. Mississippi
