    Homeowners have been urged to increase their property’s value by up to 10 per cent with a practical update. Property specialist at We Buy Any Home, Terry Fisher, has discussed how homeowners and UK households can boost their house prices.

    Terry said: “A well-designed home office can increase a property’s value by five to 10 per cent, potentially adding up to £50,000 to a £500,000 home.” The expert said: “A spare bedroom can work, but a dedicated office space is far more appealing.

    “It doesn’t have to be a full extension – converting part of a garage, loft, or even a large cupboard into an office can make a huge difference.” Terry said: “A second toilet is a game-changer for many buyers. It’s especially appealing to families and older homeowners.”

    Terry added: “A cloakroom toilet can fit under the stairs or in a utility room. As long as there’s plumbing access, installation is straightforward.” And Terry explained that “a home office in a converted garage or loft usually doesn’t require [planning] permission”.

    The property expert said: “These upgrades make a property more attractive to buyers, increasing demand and resale price.” Mr Fisher urged sellers to not overlook the mirror since it’s a focal point in any bathroom.

    You should wipe away smudges and water spots for a spotless reflection that enhances the overall cleanliness of the space. “First impressions matter,” the property pro stated. He added: “Buyers are looking for a home that feels inviting and well-cared-for.

    “A grimy bathroom not only affects the overall appeal but can make buyers question the overall upkeep of the property. It can be a real dealbreaker.” Mr Fisher concluded: “By investing time and minimal resources into these budget-friendly enhancements, you not only elevate your bathroom’s appeal but also increase the overall desirability of your home on the market.”
