    Property firm adds to its industrial and logistics mix with £6m Senator Point deal

    Leeds property company, Potter Space, has completed its £6m acquisition of Senator Point, a 67,000 sq ft multi‑let industrial estate in Knowsley, Merseyside, marking another step in the company’s ongoing strategy to grow the value of its industrial and logistics (I&L) portfolio.

    The modern four‑unit estate is located in Knowsley Industrial Park, one of the UK’s largest and most established industrial locations.

    It is fully let as the global sales, training and parts distribution HQ for Clarke Energy Limited, international specialists in distributed power plant solutions and part of parent company Rehlko.

    For Potter Space, the acquisition represents a high quality, income‑producing investment that aligns with its long term priorities.

    The Knowsley asset offers inherent value and forms part of a new strategy to acquire further modern industrial and logistics assets across the North of England.

    Jason Rockett, managing director at Potter Space, said: “Senator Point is a well located, modern estate in one of the North West’s most established industrial parks.

    “With 600 businesses located on the industrial park, it employs over 10,000 people making it one of the largest employment hubs in the North West and a major driver of the local economy.”

    He added: “As demonstrated by our established presence in Knowsley – reinforcing our commitment to the park – this acquisition is just the start of our long term strategy to develop our existing sites, as well as line up more acquisitions and partnerships.

    “Where we identify opportunities like this to enhance value – quality, modern assets in prime locations – we’ll pursue them.”

    The investment reflects the company’s ongoing commitment to the sub-100,000 sq ft I&L market.

    Research by Potter Space, in partnership with Savills, highlights the importance of this sector to the UK economy. The research shows that 95% of I&L units are sub-100,000 sq ft, yet national demand has been suppressed by 35% over the past decade due to a lack of available space.

    Knowsley Industrial Park extends across approximately 1,200 acres and is home to around 600 businesses, including major national and international occupiers.

    Senator Point occupies a prominent position within the park, with strong transport connectivity via the A580 East Lancashire Road and direct access to the M6 and M57 motorways.

    The estate also sits within the Liverpool City Region Freeport, a designated economic zone incentivising trade and investment, further supporting its long term appeal as a key employment and trading location.

    The acquisition was led by Richard Bousfield, property director at Potter Space, advised by Metis Real Estate Advisors. The vendor was represented by Mason Owen.
