    ‘Extraordinary’ Four in a Bed property for sale at £1.45m

    Two homes set in four acres and views over the Wasdale Valley are offered for sale in Gosforth, Seascale.

    Listed at over £1m, the property consists of a five-bedroom barn conversion, a four-bedroom stone farmhouse, and several outbuildings.

    According to the listing, the site offers “an incredible lifestyle opportunity” on the western edge of the Lake District.

    The five-bedroom barn conversion currently operates as a six-bedroom bed and breakfast.

    Planning permission has been granted for the barn to be used as a fully residential property, but it is being run as a business described in the listing as having “built an outstanding reputation in the premium Lake District stays market”, with “strong forward bookings” and a “loyal returning guest base”.

    The barn includes a sheltered hot tub, fell views, six bedrooms, and access to the estate’s extensive grounds. The listing mentions that the property was once a winner on Channel 4’s B&B competition show, Four in a Bed.

    Next door, the traditional stone farmhouse is part-built in the 17th-century and contains four double bedrooms, two reception rooms and a dining kitchen.

    The listing describes “original features” and “an abundance of character.” Around one acre of private gardens surround the house, along with yard space and a separate driveway.

    In addition to the two main homes, the property includes mature gardens, open lawns, parking areas and a paddock.

    A traditional stone outbuilding is used as a home office and store. The sale also includes an agricultural building, which the listing states offers “genuine development potential, subject to planning”, which could be used as ancillary accommodation, workshops, garaging or for leisure purposes.

    Planning permission is already granted for swimming pool conversion. The listing adds that four alpacas are on site and could be included in the sale by negotiation.

    Views from the property, which the listing describes as “simply extraordinary”, extend over Scafell Pike, Wastwater, the South Lakes and, on a clear day, the Isle of Man.

    Gosforth village, located nearby, has a bakery, pubs, a primary school, and a village community.

    Seascale rail station is five miles away, while Whitehaven, Cockermouth and Ulverston are within travelling distance for shops, schools and other amenities.
