    China’s property crisis deepens after Evergrande founder sentenced to life in prison

    The man who once sat atop a $45 billion fortune is now heading to prison for the rest of his life. Hui Ka Yan, the founder of China Evergrande Group, was sentenced to life imprisonment by the Shenzhen Intermediate People’s Court on August 20, closing one of the most dramatic chapters in modern corporate history.

    The court also ordered the confiscation of all of Hui’s personal property, stripped him of political rights for life, and levied fines of 8.82 billion yuan (roughly $1.3 billion) against Evergrande Group. Its subsidiary, Hengda Real Estate, was hit with an additional 7 billion yuan in penalties.

    The fall of a real estate empire

    Hui’s descent from Asia’s wealthiest individual to convicted felon took less than a decade. In 2017, his net worth was estimated at $45 billion. By 2021, his company had defaulted on approximately $300 billion in liabilities, triggering a cascade that reshaped China’s entire property sector.

    The charges against Hui spanned financial fraud, illegal fundraising, and bribery, covering a period from 2016 to 2021. He pleaded guilty to eight separate charges in April 2026, setting the stage for the sentencing that followed four months later.

    The court found that Evergrande had systematically inflated its assets while concealing liabilities during those years.

    Hui did not go down alone. A total of 56 individuals connected to Evergrande received prison sentences, including senior executives and Hui’s own sons. The terms ranged from 22 months to 18 years.

    A crisis years in the making

    The company’s 2021 default on $300 billion in liabilities served as the opening act of China’s broader property market crisis. A Hong Kong court ordered Evergrande’s liquidation in 2024, and the company was subsequently delisted from the Hong Kong Stock Exchange.

    The property sector that Evergrande helped define has been in retreat ever since. Home prices across China have continued to decline. Real estate investment has contracted. Consumer confidence in the sector remains fragile.

    What the sentencing signals for markets

    Analysts have framed Hui’s life sentence as the definitive end of the leveraged-growth era in Chinese real estate. The ruling sends an unmistakable message from Beijing: the government is willing to impose the harshest possible penalties on financial misconduct in the property sector.

    For international investors watching the Chinese market, the sentencing creates a paradox. On one hand, aggressive enforcement of financial regulations theoretically makes the market safer and more transparent. On the other, it reinforces perceptions that China’s business environment carries political and regulatory risks that are difficult to model from the outside.
