Property finance specialist TAB has completed a six-figure bridging facility for a property investor, secured against a Grade II listed commercial property recently acquired by them in Warwick.
The £819,000 facility has been structured over 18 months at 70% loan to value. TAB said it was structured to provide the borrower, an experienced property investor with an established portfolio in the West Midlands, immediate liquidity as they looked to replenish funds following the acquisition of the property.
The 18-month term was reportedly a deliberate feature of the structure, giving the borrower time to progress a planning application and assess change of use options without pressure.
The security is a substantial former residential manor converted into office accommodation and set within extensive grounds which include a large car park, gardens, a pond, and a separate Coach House. The asset’s listed status and scale underpin strong underlying value, with clear potential for change of use and planning uplift.
The underwriter involved said: “This was a capital raise to replenish group funds following the purchase of the security property. Post-acquisition, the borrower wanted to explore the potential for a change of use, so short-term finance was required to provide both time and flexibility, while also replacing the capital already deployed.”
