    Fastest growing town in US dubbed ‘race city’ as millions flow in from its deep ties to Nascar

    A small town just 28 miles north of Charlotte, North Carolina  has become a hotspot for luxury buyers — many of them tied to the high-octane world of car racing.

    Mooresville, North Carolina —  long been known as ‘race city, USA’ thanks to its deep ties to the world of Nascar  — is seeing a luxury housing boom like never before. I

    n fact, it was recently named by Go Banking Rates as the fastest-growing suburb in America for buyers looking to snag a home for under half a million dollars. 

    The lakeside community, perched on Lake Norman, has an economy shaped by motorsports, with JR Motorsports, Spire Motorsports and Team Penske all based in town.

    Now, locals say it has transformed from a ‘quaint lakeside town’ into one of the Charlotte region’s fastest-growing luxury markets. 

    Jackie Morgan, luxury agent at Christie’s International, told Daily Mail that home prices have exploded.

    ‘The number of luxury home sales in Mooresville priced above $2 million has tripled and sales exceeding $3 million are now six times higher than they were in 2020,’ she said.   ‘Mooresville grows as Charlotte and North Carolina grow.’

    Much of the boom is centered around Lake Norman, where property values have skyrocketed thanks to the town’s easy commute to Charlotte — now a financial powerhouse with one of the hottest job markets in the South.

    The ripple effect for Mooresville has been evident.

    Lakeside living and prestigious amenities are drawing big names in racing, since many Nascar racers are headquartered here and many drivers live on Lake Norman, the largest man-made lake in the Carolinas.  

    Locals use the lake year-round for boating, swimming, and fishing, even though temperatures do dip slightly in winter. There are rental shops for kayaks, jet skis and local fishing guides for hire.

    At Lake Norman State Park there are scenic trails and nets for lakeside volleyball. 

    Most of the homes have private docks, landscaped gardens and pools overlooking the water.

    Current listings in the area include two $12million homes on the lake, popular for boating, tubing and lakeside lunches. One belongs to former NASCAR driver Jamie McMurray.

    For buyers with slightly smaller budgets, Morgan said $4million to $5million will get a buyers a 4,000-square-foot five-bedroom house.

    For $2million, buyers can afford something smaller that likely needs updating or renovations.

    In Mooresville, prices surged during the pandemic. Homes that were $2 million in 2022 are now selling for $5 to $7 million.

    Luxury builders and developers have flocked to the area and are adding more homes.

    Mooresville’s revitalized downtown now features upscale restaurants like Epic Chophouse and Acqua Ragazza, breweries, galleries and independent shops.

    The streets are lined with antique shops, cafes, and bars like the Mack where locals can catch live music. 

    Mooresville’s farms and markets all carry seasonal favorites, like at Carrigan Farms, where you can pick your own seasonal fruits and vegetables each visit. At Aurora Flora, locals make heir own wildflower bouquets.

    Josh’s Farmers Market has meats and cheeses and small family farm shops like Sovereign Traditions and Coddle Creek Farms have locally made goods. 

    Mooresville’s arts and culture scene is rich. 

    The local art galleries showcase the work of local artists and often host parties with wine and live music. Various festivals and events celebrate the arts throughout the year, like the upcoming Mooresville Fine Arts Festival and a fine art showcase at the Charles Mack Citizen Center.

    Mooresville even has its own Christmas parade and a Mistletoe sip and shop event for locals. 

    In December, Main Street closes to cars and the downtown stores take part in a block party with ice skating, horse-drawn wagon rides, visits with Santa, a carousel, train rides, and carolers. There’s also free hot chocolate for guests.

    The area is a magnet for big names seeking privacy and lake living.

    Nascar legends such as Dale Earnhardt Jr., Kyle Busch, Ryan Blaney and Regan Smith, as well as NFL quarterback Will Grier all live there.

    For sports enthusiasts the town has a rock climbing center, its own golf course, a skateboarding park and a bowling alley. 

    Mooresville is home to racing attractions like the North Carolina Racing Hall of Fame, the Memory Lane Museum of classic race cars and the NC Auto Racing Hall of Fame. There’s plenty of racing and gift shops for teams including Team Penske and JR Motorsports.

    The schools in Mooresville and Iredell County, where it resides, are among the state’s highest-rated.

    The town of 53,000 is in such high demand it now has limited land left, especially on the waterfront, where prices are expected to go up even more.

    ‘Now we are known for our Nascar roots, which have played a major role in putting this quaint little town on the map.’
