The Office for National Statistics has published the latest breakdown of house prices and rental costs across the UK.
This includes the average property prices to rent as well first-time buyer trends.
The average house price in Braintree district for April 2025 was £334,000 up 4.7 per cent from April 2024.
This was higher than the two per cent rise in the East of England over the same period.
Private rents rose to an average of £1,177 in May 2025, an annual increase of 7.7 per cent from £1,093 in May 2024.
This was lower than the 8.2 per cent rise in the East of England over the year.
For first-time buyers the average price was £269,000 for April 2025 which is 4.6 per cent higher than the average of £257,000 in April 2024.
For April 2025, average prices as of April 2025 in Braintree district were £584,000 for detached properties and £342,000 for semi-detached properties:
Terraced properties were £271,000 and flats and maisonettes were £163,000.
For May 2025, the average one bedroom was £822, £1,065 for a two-bedroom property, £1,312 for three bedrooms, and £1,931 for four or more bedrooms.
By property type the average rents were £940 for flats and maisonettes and £1,148 for terraced properties.
Semi-detached properties had an average rent of £1,263 and detached properties’ rent cost £1,642.
In comparison, the average house price in Colchester was £302,000 a 4.1 per cent increase, with the average monthly rent being £1,159 an annual increase of 11 per cent.
In Maldon the average house price for 2025 was £389,000, up 7.4 per cent from last year, with the average monthly rent being £1,078 an annual increase of 7.5 per cent.
In Tendring the average house price was £267,000, up 3.7 per cent from last year, with the average monthly rent being £990 an annual increase of 9.1 per cent.
Figures from the ONS are provisional with revised figures from 2024 being used in the data.
