    Pandemic spurs NRI investments in Indian vacation homes

    Non-Resident Indians (NRIs) are increasingly investing in second homes in India, driven by the desire for a personal retreat during their vacations in their homeland. These investments, often intended for vacation use, are typically in less touristy areas to avoid the usual hustle and bustle. The COVID-19 pandemic has fundamentally changed the way people perceive homeownership, particularly among NRIs. With the pandemic emphasizing the importance of having a secure base, many NRIs are now keen on owning property in their homeland. Several state governments in India have announced plans to boost real estate demand, and developers have responded with a surge of new projects, citing increased interest from NRI buyers.

    In FY21, NRIs spent $13.1 billion in the Indian real estate market, and this figure is expected to grow by 12% to $14.9 billion in FY22, according to 360 Realtors. This surge can be attributed to factors like low property prices, favorable currency exchange rates, and technological advancements. Virtual tours, digital inspections, and online document submissions have made it easier for NRIs to purchase property in India without being physically present.

    Historically, NRIs have invested in Indian properties primarily for rental income. However, the pandemic has shifted priorities. Many NRIs now prefer self-use properties, recognizing the value of having a personal residence in their homeland. The option to work from home permanently or in a hybrid arrangement has further fueled this trend, making real estate investment both financially and sentimentally appealing for NRIs.

    The work-from-home trend has spurred demand for larger, more luxurious homes. NRIs seek properties with modern amenities, such as temperature-controlled pools, electric vehicle chargers, contactless entry, and smart home features. Proximity to health and wellness centers, malls, airports, and security are also high on their list. Ready-to-move-in residences with opulent interiors and near-completion projects are particularly attractive to NRI buyers.

    NRIs and High-Net-Worth Individuals (HNIs) have shown a growing preference for luxury real estate in India. Factors influencing their investment decisions include the desire to connect with their homeland, lifestyle alignment with global standards, and the potential for high returns on investment.

    The Indian real estate market has shown remarkable resilience during the pandemic, with state governments reducing stamp duty and home loan interest rates to nearly two-decade lows. These measures, along with eased investment norms and the depreciating rupee, have encouraged more investments. The fear of subsequent pandemic waves seems to have little effect on the confidence of NRI and HNI buyers.

    According to a report by the National Real Estate Development Council (NAREDCO) and KPMG India, the Indian real estate market is on a robust growth trajectory, with the market size expected to rise from $200 billion in FY21 to $1 trillion by FY25. This growth will contribute around 13% to the country’s GDP, with NRIs playing a crucial role in this expansion.

    Advancements in technology have empowered NRIs to invest in Indian real estate with ease. Virtual tours, online document submission, and compliance procedures have simplified the acquisition process, even for those not physically present in India. Additionally, government reforms like the Real Estate Regulatory Authority (RERA) Act have increased transparency and confidence in property transactions.

    The influx of NRI investments into India’s real estate market is a significant development. NRIs’ growing preference for luxury properties, increased purchasing power, and ease of investment have contributed substantially to the sector’s growth. The Indian real estate market’s adherence to global standards, transparency, and supportive government policies have further bolstered NRIs’ confidence in investing in Indian properties. As the market continues to expand, NRIs will remain key contributors to its sustained growth and success.
