    Property expert says sell your house ‘in days’ by changing one thing with the asking price | UK | News

    A property expert has shared a simple trick that could help your house sell “in days”.

    Most homeowners traditionally reach out to an estate agent and wait for the viewings while patiently looking for an answer about the sale.

    However, an expert believes that there is a faster, smarter way to get your home off the market – without slashing the price.

    Terry Fisher, property expert at We Buy Any Home explained that most people think selling a home has to be a long, drawn-out process, but that’s simply not true.

    He said: “With the right strategy, you can attract buyers quickly and secure an offer in a matter of weeks – sometimes even days.”

    So, what’s the hidden technique?

    According to Mr Fisher, one of the fastest ways to sell is to avoid the traditional property chain altogether.

    Cash buyers and property-buying companies can purchase homes in as little as seven days, cutting out delays caused by mortgage approvals and buyer chains collapsing.

    He said: “Selling to a cash buyer means no waiting, no risk of deals falling through, and no hidden fees.

    “For homeowners who need to sell fast due to financial changes, relocation, or inheritance, this is often the best option.”

    The other trick he suggested is to rightly price the property for the first day. The property expert explained that overpricing the property in the hopes of negotiating down later can actually delay the sale and reduce buyer interest.

    He said: “Homes that are priced competitively from the start generate more interest and sell up to 30% faster,.

    “If a home lingers on the market for too long, buyers start to wonder what’s wrong with it – and you end up dropping the price anyway.”

    Another smart tactic used by property professionals is the 24-hour viewing rule, where all viewings are scheduled over one or two days instead of spread out over weeks.

    Mr Fisher added: “This creates a sense of urgency. When buyers see others interested in the property, they’re more likely to make a competitive offer on the spot.”
