    Finance giant’s plan for new homes in Scottish city refused

    CDA put forward the plans for client Royal London for more than 60 homes at Henderson Row in Edinburgh.

    A committee rubber-stamped a recommendation to refuse the plans.

    The applicant said in an earlier statement: “The proposal is for conversion of the existing office building into 64 build-to-rent apartments with associated amenity.

    “The site is located to the north of the city centre on Henderson Row. The site is close to Dundas Street which provides links to the north and south to the city centre.

    “The surrounding area is predominantly residential use with commercial use at ground floor on Dundas Street. The existing building was until recently occupied for office use, with private car parking located within the basement.”

    It was recommended for refusal for reasons including that the proposals do not comply with some legal requirements.

    Council papers stated: “Due to the adverse harmful impacts identified to the setting of nearby listed buildings and to the character and appearance of the conservation area, the material considerations identified do not outweigh its harm.

    “The principle of the development is not supported.”

    It added that “it has not been demonstrated that future occupiers would have a satisfactory level of living amenity within the development and that neighbouring amenity would not be adversely affected”.

    The council said: “Flood impacts have not been assessed in full. The number of units proposed fails to provide a minimum of 20% of units suitable for larger families.

    “The proposal will be detrimental to the amenity of the surrounding area and is inconsistent with the six qualities of successful places.”


    A US chicken wings giant has hailed the opening of a new location at one of Scotland’s largest retail parks.

    The American international restaurant chain has agreed to a new 15-year lease for a 3,250-square-foot unit.

    Legal & General Property Fund, advised by Savills, has let restaurant space at Fife Leisure Park in Dunfermline to Wingstop UKI.

    Wingstop UKI will join a number of other popular leisure and food and beverage operators including Nandos, KFC, Tim Hortons, McDonalds, an Odeon Cinema and Hollywood Bowl.

    Fife Leisure Park is described as “one of Scotland’s largest retail parks extending to over 250,000 square feet and is situated within one of the country’s fastest growing towns”.

    The location is also set to benefit from adjacent new development, with the opening of a new high school and college in October, which combined has over 23,700 students enrolled, as well as a number of new residential units.
