As the stock market roared to record heights and the slumping ultra-luxury real estate market began to show increased momentum and optimism, such as the $210 million sale of a bluff-top spread in Malibu, 2024 has seen no shortage of trophy residences for sale across the country with stratospheric price tags.
Continuing trends include an increased demand for space and privacy, in-house health and wellness features, and advanced technologies like integrated home-automation systems and biometric security. Additionally, ranch and waterfront properties reigned supreme across the country, from a stately stone mansion that presides over 350 wooded acres on the pristine shore of Vermont’s Lake Champlain to a 3,500-acre ranch on Maui in Hawaii.
Robb Report scoured all 50 states (plus Washington, D.C.) to compile our updated list of the most expensive homes currently on the open market from coast to coast. Last year’s top spot went to the $250 million Casa Encantada estate in L.A.’s Bel Air neighborhood—it’s now listed for a still sky-high, albeit substantially reduced, $195 million—while this year’s goes to an expansive compound in Naples, Florida, which claims almost 1,700 feet of shoreline on the Gulf of Mexico and hit the market early in the year with a traffic-stopping $295 million ask. By contrast, the least expensive home is a $2.75 million Frank Lloyd Wright-inspired home in South Dakota.

Alabama — Deer Park Retreat, $12.5 Million
Outdoor adventure awaits at this sprawling Deer Park retreat sited on over 1,200 acres of land replete with an abundance of game ranging from whitetail bucks to quail, plus two 12-acre lakes chock full of trophy bass and even a duck pond. Plenty of ultra-luxe amenities are also on tap—a 68-foot cantilevered glass-bottom infinity pool, a wine cellar, four custom bars, a stargazing rooftop, and a glass-encased yoga/wellness/spa room overlooking the iconic Praying Monk rock formation, for starters. If that wasn’t enough, you can also expect eye-catching water and fire elements, as well as a display garage that can accommodate up to seven vehicles. The estate is expected to come online in 2025.

Arkansas — 220-Acre Hilltop Farm, $15 Million
The Natural State’s most expensive listing is a gated estate resting amid a 220-acre hilltop parcel that offers a comfortable living environment combined with prime conditions for cultivating crops, raising livestock, and enjoying the natural beauty of the land. Built in 2006, the main brick-clad home has three bedrooms in a little more than 3,800 square feet of single-level living space boasting a large entertaining room and an enclosed patio, plus an attached three-car garage. In addition to a saltwater pool, the grounds host a horse barn, corrals, and a total of six ponds. California — The Pritzker Estate, $195 Million
Some five months after the divorce between billionaire Hyatt Hotels heir Tony Pritzker and his philanthropist wife Jeanne was finalized, their massive Bel Air estate has now become available with a jaw-dropping $195 million price tag. Completed in 2011 and designed by architect Ed Tuttle, the custom-built property rests atop a six-acre promontory overlooking the entire Los Angeles Basin and features a main home, a detached guesthouse, and separate staff quarters—for a combined total of 16 bedrooms and 27 baths in 50,000 square feet. Glitzy amenities include a striking atrium-style foyer resembling I.M. Pei’s Louvre Pyramid, a movie theater, a wine cellar, a wellness center, a bowling alley, an infinity pool and spa, and a lighted tennis court with a viewing pavilion. This bespoke estate is coming soon to a nearly seven-acre parcel in Aspen’s exclusive gated Starwood community. As far as the living arrangements, three multimillion-dollar structures include a primary home with six bedrooms and a screened-in pool, along with two guesthouses. Georgia — Chestnut Hall, $46.8 Million
Making a return to the most expensive homes list is this “true Southern masterpiece” in the affluent Sandy Springs suburb of Atlanta. Dubbed Chestnut Hall and resting on over 18 gated acres, the English Tudor-style mansion features 17,000 square feet of living space accessible via 19th-century Parisian wrought-iron doors. It should come as no surprise that Hawaii’s priciest property for sale is also one of the state’s largest pieces of land. Located in Maui, the dreamy Hana Ranch dates back to the 1940s when the site originally operated as a working cattle ranch—hence the name. Measuring 3,500 acres on the island’s lush eastern coast, the estate comprises 37 separate parcels and multiple home sites. Located in the tiny town of Sturgis—named after Samuel Sturgis, a senior officer of the U.S. Army—the expansive estate is ideal for hunting. However, it can also accommodate weddings or corporate events. On the Union County side, you’ll find mostly fenced pastures, crop grounds, and a large lake for fishing. There’s also a modest-sized home fit for the owner or a caretaker. Over in Crittenden County, the Wild Wing Lodge, when in operation, used to be a destination for bird hunters. The open-concept abode is equipped with a commercial kitchen, multiple bedrooms, and an office.
